Joel Davis
President
With over 15 years of exceptional experience in hospitality and property management, Joel Davis leads PPM not just to meet expectations but to exceed them at every turn.
Beginning his career managing the renowned W Hotel for Marriott, Joel's extensive expertise in upscale service and operational excellence propelled him through various leadership roles, culminating in his tenure as Vice President of one of the largest property management firms in the tri-state area.
A graduate of George Washington University with a Bachelor of Business Administration, Joel embodies PPM’s ethos of integrity and superior performance, overseeing all facets of operations and business development to ensure the highest standards of excellence across all managed properties.
Ernest Rrika
Director of Operations
Ernest Rrika epitomizes the relentless pursuit of operational perfection at PPM. His robust background includes managing new developments and leading significant projects from roof replacements to major compliance and infrastructure upgrades, with a keen focus on innovation and stringent compliance standards.
A Finance graduate from Pace University, Ernest has a keen analytical acumen to navigate complex budgets and financial strategies.
As Director of Operations, he is not only maintaining but elevating standards of compliance and oversees energy compliance initiatives, ensuring sustainability and cost efficiency that are unmatched in the industry, all while streamlining processes to enhance corporate efficiency.
Michael Khalil
Director of Finance
As Director of Finance at PPM, Michael Khalil serves as Peninsula Property Management’s Director of Finance, where he oversees the company’s entire spectrum of financial operations with a keen focus on strategic planning, rigorous controls, and collaborative leadership. With more than a decade of experience in the audit profession, Michael developed a deep understanding of financial compliance and risk management while working with leading accounting firms.
He then parlayed that expertise into an eight-year tenure managing the multi-family division’s finances for New York’s largest residential property company, where he directed budgeting, forecasting, variance analysis, and financial reporting for an extensive portfolio of apartment communities.
A graduate of Fordham University with a Bachelor of Science in Accounting, Michael combines technical acumen with practical industry insight to drive fiscal discipline, optimize capital allocation, and guide cross-departmental initiatives that support PPM’s growth and long-term financial health.
